Trading Up in Montague

Buy first or sell first, decided with your numbers. Two transactions, one plan, one person holding both clocks.

Seasonal to Year-Round Is Its Own Kind of Move Up

A good deal of what sits near the water here was built to be used in summer. Some of it has been brought up to live in all year and some of it has not.

So one of the most common upgrades in this town is not a bigger building. It is the same kind of place made properly habitable in February: real heating, insulation that works, plumbing that survives a winter, and a road that is maintained when it snows.

From a listing those look identical to the seasonal version. The difference is in things nobody photographs, and it is the difference between a house you use and a house you live in.

If that is the move you are making, it is worth naming, because it changes which properties are even candidates.

And Which of the Three Waters You End Up On

White Lake and the channel is one. The White River carries its own frontage. And a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.

Those are three different places to live with three different winters, and moving up within Montague often means moving between them rather than simply to a larger building.

Somebody who has had a few summers on one of them sometimes assumes the others are a version of the same thing. They are not, and a weekend spent on the wrong one is a weekend you do not get back.

What I Check Before You Offer

The first thing I settle is whether it is a house for a season or a house for a winter, because everything else follows from it.

Then which of the three waters, usable frontage against the recorded number, depth at the dock and whether a dock is permitted, what the house will need, and what the road does when the weather turns. On river frontage, what the current and the bank are doing.

And where you want a particular arrangement rather than simply more of everything, a second living area or a space with its own entrance, I check that from the listing before sending you anywhere.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life.

Before You Commit to a Plan

Tell me whether this is somewhere you will live all year, and which water you are picturing. Those two settle most of the search.

More on the three waters is on the Montague area page, the order the two transactions go in is at trading up, and the water side is at waterfront in Montague.

Frequently Asked Questions

How do we tell whether a place can be lived in year round?

Rarely from the listing, which is the problem. It comes down to heating, insulation, plumbing that survives a winter and whether the road is maintained when it snows. None of that photographs, and it is the difference between a house you use and a house you live in.

Can a seasonal place be brought up to year-round?

Often, and it is worth pricing properly before you buy rather than discovering it afterward. It is a real project rather than a weekend, and whether it is worth doing depends on the building and what it would cost against simply buying something already done.

Is moving to a different water in town actually a move up?

It frequently is, and people underestimate how different the three are. A few summers on one does not tell you much about the others, and they have different winters as well as different prices. Worth looking at properly rather than assuming they are versions of the same thing.

Montague

What trading up looks like in Montague

Three waters in one town: White Lake and the channel, the White River, and Lake Michigan out along Old Channel Trail.

Most people searching Montague are picturing White Lake, and White Lake is a third of it. The White River flows into it and carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.

Those are three products with three sets of questions and three different buyers, so the first useful question here is never how much. It is which of the three you are actually after.
