Waterfront in Montague, Michigan
Know the water before you buy the view. I go and read the frontage, the bottom and the access myself.
Three Waters, Not One
Most people searching waterfront in Montague are picturing White Lake, and White Lake is only a third of it.
There is White Lake and the channel on the village side, across the water from Whitehall. The White River flows into White Lake and carries its own frontage well back from the lake itself. And a Montague address reaches all the way west to Lake Michigan itself, out along Old Channel Trail.
Those are three products with three sets of questions, three price behaviors and three different buyers. Somebody who wants to run a boat is not looking for the same parcel as somebody who wants to watch the sun go down over open water, and neither of them wants what the river buyer wants.
So the first question on a Montague search is never how much. It is which of the three you are actually after.
Where would you like to start?
The Address Reaches Further Than the Town Does
Worth saying plainly, because people arriving from a city assume a town is a dense footprint with a hard edge.
Out here the mailing address covers far more ground than the village. A Lake Michigan home on Old Channel Trail is marketed as Montague, and that is correct rather than a stretch. It is also how the listings are written and how you will search.
What it means in practice is that two properties both described as Montague can be a fifteen minute drive apart and on completely different water. When you are comparing them on a screen from two hours away, that is not a detail.
Old Channel Trail also carries the Old Channel Trail Golf Course, three nine-hole courses out on the Lake Michigan shore, which is the easiest way to place that side of town on a map if you have never driven it.
In their words
In their words
I had a very specific idea of what we wanted. An unspoiled piece of lakefront land on a wooded lot. I quickly learned that finding such a property is like looking for a needle in a haystack. Tamara diligently stayed on the search for our dream property and was always on the lookout for us... When that perfect property finally came up, Tamara knew it was the one. She called us from her car urging us to come up and see it immediately.
Can You Get a Boat Out?
This is the question that decides more Montague purchases than any other, and it has a good answer here.
White Lake reaches Lake Michigan through the channel, so a boat on White Lake has a route out to the big lake. That is not true of every lake in this county, and it is a large part of what White Lake frontage is worth.
The river is a different proposition. The White River changes through the year in ways a lake does not, and what you can do on it in June is not what you can do on it in other months. That is not a fault, it is the nature of river frontage, and it suits some people exactly.
And Lake Michigan is open water and open weather. Nobody keeps a boat at the bottom of a dune. What you get there is the big lake itself, and a shoreline that moves over time, which is its own thing to understand before you buy into it.
What I Check Before You Drive Up
Water hides its problems well in photographs, which is why I go and read it in person first. That is The Lakeshore Recon Method.
How much of the frontage is usable, against the number on the listing, and where the lines actually run.
What is on the bottom where you would swim. Sand, muck, weed or rock, and no photograph has ever shown that honestly.
Depth at the dock, and whether a dock is permitted at all.
How the wind sits on your stretch. Two lots on the same lake can have entirely different afternoons.
The road, and the road in February. A seasonal road is a real category out here.
Then you hear what I found, including the times it means walking away.
What Else Is Out There
A thing worth knowing about the Lake Michigan side, because almost nobody does. Park at Meinert County Park just north of town, walk about a quarter of a mile up the beach, and there are stairs into the dunes. That is Flower Creek Trail, signed at the bottom of the stairs as the John J. Helstrom Dune Ridge Trail. It runs dunes, then woods, then along a creek, then back again. You would never know it was there.

In town, the Book Nook, Lipka's and the library sit on the same block, which is a reason to park once rather than three separate recommendations.
More on the town itself is on the Montague area page, and the general waterfront questions are on buying waterfront. Next door, waterfront in Whitehall is the other half of the White Lake area.
Frequently Asked Questions
Can I get a boat from White Lake out to Lake Michigan?
Yes. White Lake reaches Lake Michigan through the channel, so a boat on White Lake has a route out to the big lake. That is not true of every lake around here, and it is a large part of what White Lake frontage is worth. If open-water access is part of your plan, settle which water you are on before you shortlist anything.
Does Montague really have Lake Michigan waterfront?
Yes, with a Montague address rather than inside the village. The town stretches west along Old Channel Trail to the big lake, and homes out there are marketed as Montague because that is what the address says. Two properties both called Montague can be fifteen minutes apart and on completely different water.
What is the difference between river frontage and lake frontage here?
The White River changes through the year in ways a lake does not, so what you can do on it varies by season. White Lake is a contained body of water with a route out to Lake Michigan through the channel. They are different purchases at different prices, and which one suits you depends entirely on what you picture doing on the water.
