Relocating to Twin Lake
What a town address really covers out here, which town does what, and what surprises people in February.
The Thing That Decides Value Here Cannot Be Seen Remotely
Around these lakes, some parcels run down to the water and others reach it over a shared easement, a deeded right or a walking trail.
All of them are advertised in the same language. They carry different rights and they are worth materially different money, and no photograph, map or listing description reliably separates them.
A local buyer has often been caught by that once and now asks. Somebody buying from three states away has no way to find out except by sending a person, and the difference between a two minute walk to a dock and a quarter mile trudge down a shared track is the difference between the property you imagined and one you would not have flown out for.
And Which Lake, Which You Also Cannot Tell From Away
Twin Lake is two lakes rather than one, and there is Middle Lake, West Lake and Big Blue Lake, the deepest inland lake in Muskegon County, with smaller ones between them.
On a map they are a cluster of blue shapes a short drive apart. On the ground they are different products: depth matters enormously if you picture a boat, and not at all if you pictured a still evening.
Listings name the town far more often than the lake, so it is genuinely possible to get well into a purchase from a distance without ever establishing which water you are buying near or what it can do.
In their words
In their words
I had a very specific idea of what we wanted. An unspoiled piece of lakefront land on a wooded lot. I quickly learned that finding such a property is like looking for a needle in a haystack. Tamara diligently stayed on the search for our dream property and was always on the lookout for us... When that perfect property finally came up, Tamara knew it was the one. She called us from her car urging us to come up and see it immediately.
So I Walk It and Time It
Not an estimate from the driveway. The actual route to the water, walked and timed, so you have a number rather than an adjective.
Then I read whether the right is deeded to the parcel, an easement, or an association membership, because those three mean three different things and only one is yours outright. I check usable frontage against the record where there is any, the bottom, depth where a dock would sit and whether one is permitted, and what the access looks like in winter along with who keeps it clear.
Then I tell you what I found, including when it means do not book the flight.
More than $4 million in closed sales over my last twelve months, up from under a million the year before. Reading water and reading parcels is the work I am known for, and it matters most for the buyer who cannot come and look.
Before You Book a Trip
Send me the ones you are watching and I will walk them and tell you which are worth a weekend.

Frequently Asked Questions
A listing says lake access. How do I check that from out of state?
You send somebody, because it genuinely cannot be established from a screen. The distance has to be walked, and the right has to be read to see whether it is deeded to the parcel, an easement or an association membership. Those are worth very different money and the listing usually describes all three identically.
Does it matter which of these lakes I end up near?
It changes both price and what you can do. Big Blue Lake is the deepest inland lake in Muskegon County, which matters if you picture a boat and not at all if you pictured quiet. From a map they look like one cluster, which is why buyers at a distance often get deep into a purchase without ever settling it.
Can I buy here without seeing it in person?
People do, and I would rather you saw it if you possibly can. Where that is not practical, what makes it safe is somebody reading the property properly on your behalf and telling you the unflattering parts, which is the job. What is never safe is buying on photographs and a description, here more than most places.
Twin Lake
What relocation looks like in Twin Lake
Several connected lakes and a quiet town, where the real question is whether a parcel touches the water or reaches it over shared ground.
Twin Lake itself is two lakes rather than one, and there is Middle Lake, West Lake and Big Blue Lake, the deepest inland lake in Muskegon County, with smaller ones between them. They are a short drive apart and they are not interchangeable.
Some parcels run down to the water and others reach it over a shared easement or a walking trail. Both get advertised as lake access, they carry different rights, and no photograph tells you which one you are looking at. I walk the route and I time it.
