Buying a Home in Whitehall
I read the property in person before you spend a Saturday on it, then tell you what I found.
The Inventory Number Is Lying to You
Somebody looking at this town sees a count of homes for sale and takes it as their level of choice. It is not.
A Whitehall address can mean White Lake and the channel, the White River, Duck Lake, or ground five miles west toward the Lake Michigan shore. Those are four sub-markets with different prices, different buyers and different rhythms.
If you want one of them, the others are not your options. A dozen homes for sale in Whitehall can easily be one home for sale in the thing you actually want, and that changes how patient and how ready you need to be.
Which is why the first useful conversation is about which of the four you are waiting on, not about how many houses are listed.
Walkable Competes With Everything Else
There is one preference here that cuts across all four, and it is worth naming because it changes your competition.
Goodrich Park and the municipal marina run along the water downtown, and homes within walking distance of them draw a different and broader set of buyers: people who want the town rather than a particular water, second-home buyers, and people who will not drive to everything.
That widens the field for those properties specifically. If walkability is not what you are after, being deliberate about that opens up ground further out where the same money goes further and fewer people are bidding.

Tamara was absolutely the best and easiest Realtor to work with. First time buying a house and she made the process easy to understand and simple. Would highly recommend to anyone in the market!
What I Do Before You Drive Up
I go and read it, and I tell you what I find rather than what the listing says.
Which water it actually is and what that water can do. Usable frontage against the recorded figure, the bottom, depth where a dock would sit and whether a dock is permitted, and what the road is like in February. One local fact that decides some purchases outright: a dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so if running a boat out is the plan, that rules out a set of otherwise attractive properties.
More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life, which is how I know which of the four you have actually been shown.
Before You Offer
Tell me which water and what you want to be able to do, and I will tell you what is realistic at your number and what you would be waiting for.

Frequently Asked Questions
There look to be plenty of homes for sale. Why does it feel slow?
Because the town holds four different sub-markets and you are almost certainly waiting on one of them. White Lake, the river, Duck Lake and the ground toward the Lake Michigan shore have different prices and different buyers, so a healthy-looking total can be a single option in the thing you actually want.
Is it worth paying more to be walkable to downtown?
It depends whether you will use it, and it is worth knowing that those homes attract a wider field of buyers, including second-home buyers, so you are competing with more people for them. If walkability is not your priority, saying so deliberately opens up ground further out where your money goes further.
I want to keep a boat. Does that narrow things?
It does, and usefully so. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so open-water access is not available from every attractive-looking property here. Knowing that at the start removes a set of listings that would otherwise waste your weekends.
Whitehall
What buying a home looks like in Whitehall
Four waters on one address: White Lake and the channel, the White River, Duck Lake, and Lake Michigan five miles west of the city.
Whitehall and Montague together are what locals call the White Lake area, one place with two names on opposite shores. Whitehall is the south side, with Goodrich Park and the municipal marina running along the water downtown.
One fact decides a lot of purchases here. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so Duck Lake reaches the big lake as water and not as a route. White Lake does, through the channel.
