Selling a Home During Divorce in Fremont
A sale two people have to agree on, handled evenly, with both sides told the same thing at the same time.
Out Here, Selling Part of It Is a Real Option
Inland the property is often a house plus ground plus buildings, and that changes what the two of you are actually choosing between.
In town there are usually two outcomes: one of you keeps it, or it sells. Here there can be a third. Sometimes a parcel can be divided, with part sold and part retained, and that occasionally solves a problem that looked unsolvable.
Whether that is possible is specific to your ground and your township rather than a general rule, and it is worth establishing early, because it can change what the whole is worth and therefore what either of you is arguing for.
It is not always the right answer. Splitting costs time and money and does not always return more than selling whole. But it deserves to be a considered decision rather than an option nobody checked.
Where would you like to start?
The Buildings Are Worth What They Can Still Do
Where one of you has worked the land or the buildings, there is usually a gap between what those are worth to you and what they are worth to a buyer.
A barn or a shop is valued on what it can honestly still be used for now, not on what it cost, what it was built for, or what it has meant. That is not a comment on anybody's effort. It is simply how a buyer will look at it, and a valuation that reflects attachment rather than use sets up a disappointment.
Saying that plainly at the start is kinder than letting it arrive with the first offer, which is usually when it lands hardest.

Going with Tamara as our realtor was a fantastic decision! She is honest, calm, professional, and a fantastic listener. I would most definitely recommend her to anyone!
The Same Facts, to Both of You
My office is here, so walking the property is not a trip somebody has to arrange.
I check where the lines truly run against the record, what the ground is like at the back rather than at the gate, what the buildings can honestly still carry, how the access behaves in a wet spring, and whether the parcel could be split, which is the question that can change everything else.
Then both of you get the same written picture at the same time: what the whole is worth, what the pieces would be worth separately, and what each route would actually involve. I do not take a side, and legal questions go to your attorneys rather than becoming my opinion.
More than $4 million in closed sales over my last twelve months, up from under a million the year before. Land is a real part of that rather than something I do occasionally.
General information about how these sales run. Not legal or tax advice; your attorneys handle the divorce and I handle the property.
Both Signatures, Around Two Working Lives
Offers, counters, addenda, disclosures, inspection responses and closing paperwork can each need both of you, each on a deadline.
Out here that often has to fit around work that does not stop, and around one of you having already moved. Two signatures inside forty-eight hours is a real problem unless somebody planned for it.
So it is planned. Both of you know what is coming and roughly when, and no date depends on a conversation neither of you wants to have.

Frequently Asked Questions
Could we sell part of the land and keep the rest?
Sometimes, and it occasionally solves a problem that looked unsolvable. What a parcel may be divided into varies by township and by the ground itself, so the answer is specific to your property. It is worth establishing early because it can change what the whole is worth and therefore what either of you is working toward.
The buildings mean a lot to one of us. How are they valued?
On what they can honestly still be used for now, which is how a buyer will see them rather than what they cost or what they were built for. That is not a judgment on anyone's work. It is better said at the start than discovered with the first offer, which is when it tends to land hardest.
Can this work if one of us has already moved away?
Yes, and it often is the situation. Everything goes to both of you in writing at the same time, nothing depends on one of you relaying it, and the points where you each need to sign are planned in advance so a deadline never rests on a direct conversation.

What divorce sale looks like in Fremont
Inland in Newaygo County, where Gerber started in 1927 and where the same money buys land instead of frontage. My office is here.
Fremont is the one town I cover that is not on the lakeshore, and I would rather say so plainly. It has Fremont Lake by town with a public beach, a campground and a boat launch, and M120 runs across to Twin Lake and on toward Muskegon.
The trade is the point. The same budget that gets you a modest cottage on the water will generally get you a house with real acreage here, which is why people who start out searching for lakefront often end up looking at this side of the map.
