The Septic Draws Your Site Plan Before the Architect Does
On a wooded parcel around these lakes, the order of operations is not the one people expect.
You are not on municipal services. Where the septic can go, and what the ground will actually take, decides where the house sits. Not the view, not the driveway, not the plan you liked. Everything else arranges itself around that answer.
Which is why the spot somebody bought the parcel for is sometimes not the spot the house can occupy. That is a survivable disappointment when it is found beforehand and an expensive one when it is found after closing.
Near water it tightens further, because setbacks decide how close a building and a drain field may come to the lake, and those are not negotiable with enthusiasm.
What You Are Allowed to Build Toward
The other question here is specific to Twin Lake and it is about rights rather than ground.
If the parcel reaches the water over shared ground rather than touching it, what you may do at the water end is governed by whatever is recorded, not by what would be convenient once your house is built.
Whether a dock is included. How many parcels share the access. Who maintains it. Whether any of it is written down and recorded, or whether it has simply been the custom for years, which is a different and weaker thing.
People design a house around a waterfront they turn out not to have rights to. Establishing that first changes what gets drawn.
And the practical one nobody asks: how far the walk actually is. I walk it and I time it. The last one came back at twenty-three minutes and nine tenths of a mile, which is worth knowing before you build a house that assumes the water is close.

Which Lake, and What That Means for the Build
Twin Lake is several lakes close together. Twin Lake itself is two, plus Middle Lake, West Lake and Big Blue Lake, the deepest inland lake in Muskegon County.
They differ in depth, in bottom, and in how built up each shore already is, and that last one matters for a build: what is already around you sets your privacy, your sight lines and what the finished house will be worth.
What I do is walk the parcel before you commit. Where the lines truly run against what the listing implies. Where water goes when it rains hard. What the access road is and who maintains it in winter. And what the township permits, including short-term rental if that is any part of the plan, because it is set locally and it changes.
Builder recommendations are on the new construction page. If you are buying from a builder rather than building yourself, talk to me before the first model home; some require your agent present at that visit for representation to apply at all.
Before You Buy the Ground
Tell me what you want to build and which lake you are drawn to. I walk it, read it, and tell you what it will carry, including when the honest answer is that it will not.

Frequently Asked Questions
What decides where the house goes on a wooded parcel?
The septic. You are not on municipal services, so where the drain field can go and what the ground will take sets the position of the house, and everything else arranges itself around that. Near water setbacks tighten it further. It is why the spot a parcel was bought for is sometimes not the spot the house can occupy.
If my parcel has shared lake access, can I build toward the water?
What you may do at the water end is governed by whatever is recorded, not by what becomes convenient once the house exists. Ask whether a dock is included, how many parcels share the access, who maintains it, and whether any of it is written down rather than simply being the custom. Establish it before a plan is drawn.
Does it matter which of the lakes I build on?
Yes, and not only for the view. Depth and bottom differ, and so does how built up each shore already is, which sets your privacy, your sight lines and what the finished house is worth. Worth settling before the design rather than after.
Twin Lake
What new construction looks like in Twin Lake
Several connected lakes and a quiet town, where the real question is whether a parcel touches the water or reaches it over shared ground.
Twin Lake itself is two lakes rather than one, and there is Middle Lake, West Lake and Big Blue Lake, the deepest inland lake in Muskegon County, with smaller ones between them. They are a short drive apart and they are not interchangeable.
Some parcels run down to the water and others reach it over a shared easement or a walking trail. Both get advertised as lake access, they carry different rights, and no photograph tells you which one you are looking at. I walk the route and I time it.
