New Construction in Whitehall, Michigan

Everybody in that room except you already has representation. Talk to me before the first model home.

Where the Parcel Sits Sets the Whole Budget

A Whitehall address covers a great deal of ground, and for a build that is not a geography note. It is the first line of the estimate.

Near the city you are on a tighter lot closer to downtown and the marina, and the question of what services reach that parcel is worth asking rather than assuming, in either direction.

Along the White River, which crosses the northwestern part of the township before it reaches White Lake, you are building near moving water, and where a building may sit is decided by rules rather than by outlook.

Out toward Duck Lake and the Lake Michigan side, five or so miles west of the city, it is different ground and a different drive again.

Three sites, three budgets, one town name on the listing. Work out which one you are actually looking at before you compare prices.

The Three Answers to Get Before You Own It

Can it carry what you are picturing, at a price you would accept? Setbacks and anything specific to water frontage decide where a building may go, which sometimes rules out the exact spot the parcel was bought for.

Where can the septic go, and what will the ground take? You are usually not on municipal services out here, and the drain field's position shapes the site plan before anything else does.

How do you reach it, in February? Who maintains the route in, and whether it is plowed. A seasonal road is a real category and it is a real cost.

None of the three is expensive to answer beforehand. All three are expensive to discover afterwards.

If You Are Buying From a Builder Instead

The person in the model home works for the builder. That is proper and it is their job, and it means everybody in that room except you has representation.

Come to me before the first model home visit. Several builders require your agent to be present at that first visit for representation to apply at all, and afterwards there is often no way back.

At the table what I am doing is asking the awkward questions on your behalf: what is standard against what is an upgrade, what happens when the timeline slips and what that means if you have already sold, and the lot choice, which is the decision people most regret because it sets your light, your privacy and your drainage for as long as you own the house and is usually made fastest.

Which builders I would point you toward is on the new construction page, where a name only appears if I can stand behind it.

Before You Buy the Lot

Tell me what you want to build and where in this town you are thinking. I walk the parcel, read it for what it will actually cost, and tell you plainly when it will not carry what you have in mind.

More on the town is on the Whitehall area page, land is at land in Whitehall, and the water is at waterfront in Whitehall.

Frequently Asked Questions

Does it matter where in Whitehall I build?

It sets the budget. Near the city is a tighter lot with different service questions. Along the White River you are building near moving water and rules decide where a building may sit. Out toward Duck Lake and the Lake Michigan side is different ground again. Three sites, three budgets, one town name.

What should I confirm before buying a building lot?

Whether it can carry what you are picturing once setbacks and any water-frontage rules have had their say, where the septic can go and what the ground will take, and how you reach it in February including who maintains that route. All three are cheap to answer first and expensive to discover later.

What is the decision people most regret on a new build?

The lot. It sets light, privacy, drainage and outlook for as long as you own the house, it is usually chosen quickly and early, and it is the one thing you cannot change later. Everything inside the house can be altered eventually.

Whitehall

What new construction looks like in Whitehall

Four waters on one address: White Lake and the channel, the White River, Duck Lake, and Lake Michigan five miles west of the city.

Whitehall and Montague together are what locals call the White Lake area, one place with two names on opposite shores. Whitehall is the south side, with Goodrich Park and the municipal marina running along the water downtown.

One fact decides a lot of purchases here. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so Duck Lake reaches the big lake as water and not as a route. White Lake does, through the channel.
