New Construction in Montague, Michigan

Everybody in that room except you already has representation. Talk to me before the first model home.

Two Different Builds, One Town Name

Because a Montague address runs from the village out to Lake Michigan, building here splits into two projects with very different questions.

Out along Old Channel Trail, toward the big lake, you are dealing with dune ground and the Lake Michigan shore. What can be built there, and where on the parcel it is allowed to sit, has real answers that need finding before you own it rather than after.

Behind town and inland, it is wooded parcels and the ordinary rural build: what the ground will take, where the septic can go, how you get a driveway in.

Both get described as building in Montague. They do not cost the same, they do not take the same time, and a budget built on one does not survive contact with the other.

The Order That Saves Money

The expensive version of this is choosing a house plan and then finding land for it. The cheap version is the other way around.

Buildability first. Whether the thing you are picturing can actually go on that parcel, at a cost you would accept, once setbacks and whatever governs water frontage have had their say about where a building may sit.

Then septic and well, because out here you are usually not on municipal services and where the drain field can go shapes the site plan before an architect draws anything.

Then access, in every season rather than in July, and who maintains it.

Answer those three and the plan gets designed around a real site. Skip them and the site gets renovated to fit a plan, which is where the overruns come from.

You Are the Only One at the Table Without Representation

If you are buying from a builder rather than building on your own ground, this is the part people miss.

The representative in the model home is pleasant, knowledgeable and genuinely helpful, and they are paid by the builder to look after the builder's interests. That is their job and they do it properly. It leaves you as the only person in the room without somebody on your side.

Come to me before you walk into the first model home, not after. Plenty of builders require your agent to be with you on that first visit for representation to apply at all, and after that visit it can be too late.

Which builders I would point you toward is on the new construction page, because a recommendation has to be one I can stand behind rather than a name off a list.

What I Do On the Ground

I walk the parcel before you commit to it, and I read it for what it will cost you rather than for how it photographs.

Where the lines actually run against what the listing implies. What the ground does when it rains hard. What is next door, and what could be next door later. How a driveway gets in and what that costs. And on anything near water, where a building is permitted to sit rather than where the view is best.

Then the honest read, including when the answer is that this parcel will not carry the house you have described without more money than you want to spend.

Before You Buy the Lot

Tell me what you want to build and roughly what you want to spend. I will tell you which side of this town that belongs on, and go and read the parcels that could carry it.

More on the town is on the Montague area page, land is at land in Montague, and the water is at waterfront in Montague.

Frequently Asked Questions

Is building out toward Lake Michigan different from building behind town?

Substantially. Out along Old Channel Trail you are dealing with dune ground and the big lake shore, and what can be built and where it may sit has answers to find before you own the parcel. Inland it is wooded ground and the ordinary rural questions of septic siting, what the ground takes and getting a driveway in. Same town name, different projects and different budgets.

Should I pick the house plan or the land first?

The land, and it is not close. Buildability, then where the septic can go, then access in every season. Answer those and the plan gets designed around a real site. Do it the other way and you spend the difference making the site fit the plan.

Do I need my own agent if I am buying from a builder?

You do not have to have one, and you want one. The representative at the model home is paid by the builder and is looking after the builder's interests, which is entirely proper and still leaves you as the only person in the room without representation. Come before that first visit, because some builders require your agent to be present then for it to apply at all.

Montague

What new construction looks like in Montague

Three waters in one town: White Lake and the channel, the White River, and Lake Michigan out along Old Channel Trail.

Most people searching Montague are picturing White Lake, and White Lake is a third of it. The White River flows into it and carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.

Those are three products with three sets of questions and three different buyers, so the first useful question here is never how much. It is which of the three you are actually after.
