Selling an Estate Property in Twin Lake
Court and trustee timelines, the property cleared and prepared, and your attorney kept in the loop throughout.
The Arrangement Nobody Wrote Down
A lot of the family places around these lakes have reached the water for fifty years on something that was never a document.
A neighbor said yes. A path was always used. A dock went in at the same spot every May because it always had. Everybody involved knew the arrangement and nobody saw a reason to write it down, because nobody was selling.
That holds perfectly until the day it has to be described to a stranger. A buyer's attorney asks what rights come with the parcel, and the honest answer turns out to be that the family is not certain.
This is the single most common thing that stalls an estate sale on this side of the county, and it is far cheaper to find out early than to discover it with a buyer already under contract.
Which Lake, and What the Access Actually Is
Twin Lake is two lakes rather than one, and there is Middle Lake, West Lake and Big Blue Lake, the deepest inland lake in Muskegon County, with smaller ones between them.
Heirs who visited as children often know the place and not the paperwork. Which water it is, whether the parcel touches it or reaches it over shared ground, and whether that right is deeded, an easement or an association membership are three different answers worth materially different money.
None of that is a problem to be hidden. All of it is a question a buyer will ask, and the version where you already have the answer is the version that sells.

Going with Tamara as our realtor was a fantastic decision! She is honest, calm, professional, and a fantastic listener. I would most definitely recommend her to anyone!
Everyone Needs the Same Answer Before Anyone Can Decide
While the access question is open, the family cannot actually make a decision, because nobody knows what is being decided about.
That is why I put what I find in writing and give it to all of you at once rather than to whoever asked. Most disagreements I see in these sales are not really disagreements. They are three people working from three different accounts of what the family owns.
Once it is settled and everyone has read the same page, the rest moves. And from the first offer onward every heir may be asked to sign, usually on a clock, so knowing who signs what in advance is what keeps a deadline from becoming a crisis.
What I Establish Before Anything Is Listed
I walk the route to the water and time it, and I read the documents rather than repeating what the family remembers.
Whether the right is deeded to the parcel, an easement, or an association membership. Usable frontage against the record where the parcel touches water. Depth where a dock sits and whether a dock is permitted. What the building will need after however many winters, and what the access is like when it is not July.
Where something is genuinely unresolved I say so plainly and point it at your attorney rather than guessing, because a wrong answer on access is worse than an open question.
More than $4 million in closed sales over my last twelve months, up from under a million the year before. Reading parcels and walking access is the work I am known for.
General information about how these sales run. Not legal or tax advice; your attorney handles the probate side and I handle the property.
At Whatever Pace the Family Needs
A written report every week once it is listed, so several people stay informed without one of them having to become the messenger.

Frequently Asked Questions
We are not sure what rights to the water came with the place. What now?
That is extremely common here and it is much better found out now than during a sale. I read what is recorded, walk the route and tell you what the documents actually support. Where something is genuinely unresolved it goes to your attorney rather than being guessed at, because a wrong answer on access is worse than an open question.
Does unclear access make the place unsellable?
Almost never. It changes who buys it and at what price, and it becomes a real problem only when it surfaces late. A buyer who is told at the start can decide with their eyes open; one who finds out under contract usually walks, and then you have lost weeks as well as the buyer.
The cottage is dated and we do not want to renovate. Is that a problem?
No, and renovating before an estate sale is often money a family does not get back. Plenty of buyers around these lakes want exactly a place they can make their own. What matters is that the condition is known and reflected in the price rather than discovered at inspection.
Twin Lake
What probate & trust looks like in Twin Lake
Several connected lakes and a quiet town, where the real question is whether a parcel touches the water or reaches it over shared ground.
Twin Lake itself is two lakes rather than one, and there is Middle Lake, West Lake and Big Blue Lake, the deepest inland lake in Muskegon County, with smaller ones between them. They are a short drive apart and they are not interchangeable.
Some parcels run down to the water and others reach it over a shared easement or a walking trail. Both get advertised as lake access, they carry different rights, and no photograph tells you which one you are looking at. I walk the route and I time it.
