Selling an Estate Property in Whitehall

Court and trustee timelines, the property cleared and prepared, and your attorney kept in the loop throughout.

Which Water It Sits On Decides the Number

A Whitehall address can mean White Lake and the channel, the White River, Duck Lake, or ground five miles west toward the Lake Michigan shore.

To the family it was always just the cottage. To the market those are four different products at four different prices, and an estate is frequently valued by somebody who never established which one it is.

One fact decides a good deal of it. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so a Duck Lake property reaches the big lake as water rather than as a route, while a White Lake property reaches it through the channel.

For a buyer who wants to run a boat out, those are not comparable at any price. Getting that right at the start is the difference between a defensible number and an argument.

What Sitting Empty Does to a Place Here

Estate properties in this area have often been used a few weeks a year for a long time, and the building reflects that rather than neglect.

Seasonal use means systems that get shut down and started up: water lines, a furnace that runs a few months, a roof nobody has been up on. A dock that has sat through two winters without being pulled is its own question. None of that is unusual and all of it is worth knowing before an inspector finds it.

The family's instinct is often to fix everything first. Usually that is money you do not get back, and the better position is an accurate list and a price that reflects it.

One Number, and the Reasoning Behind It, for Everybody

Once which water it sits on is settled, the number follows from it. The part that matters for a family is that everyone can see what it rests on.

So the comparable sales and the reasoning go in writing to all of you, not just to whoever is handling things. A figure somebody has to be trusted on gets argued about. A figure you can check does not.

From the first offer onward it stays that way, because each heir may be asked to sign at several points and usually on a deadline. Knowing in advance who signs what is what keeps a date from turning into a scramble.

What I Establish Before Anything Is Listed

Which water, first, because the whole valuation rests on it.

Then usable frontage against the recorded figure, the bottom, depth where a dock would sit and whether a dock is permitted, what the building will need after seasonal use, and what the road is like in February rather than July.

Then a number resting on comparable water, with the reasoning written down so every heir can see what it is built on rather than taking a figure on trust.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life, which is how I know what is at the end of that street.

General information about how these sales run. Not legal or tax advice; your attorney handles the probate side and I handle the property.

At Whatever Pace the Family Needs

A written report every week once it is listed, so several people stay informed without one of them becoming the messenger.

More on the town is on the Whitehall area page, the full approach is at probate and trust sales, and the number is at what the property is worth.

Frequently Asked Questions

We are not certain which lake the cottage is actually on. Does it matter?

It matters a great deal, and not knowing is more common than you would think when a place has simply always been the cottage. The dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so for a buyer who wants open water those are not comparable properties. Settling it is the first thing I do.

Should we fix the place up before selling?

Usually not, and it is money an estate often does not recover. Seasonal properties here carry the marks of seasonal use, and plenty of buyers expect that. What protects the price is an accurate list of what needs doing, priced in, rather than a surprise at inspection.

Several of us have to agree. Can you work with that?

Yes, and it is the normal situation rather than a complication. What helps most is everyone seeing the same written information rather than three different recollections, which is why I write down what I find and what the number rests on. The weekly report then keeps everyone current without one person having to relay it.

Whitehall

What probate & trust looks like in Whitehall

Four waters on one address: White Lake and the channel, the White River, Duck Lake, and Lake Michigan five miles west of the city.

Whitehall and Montague together are what locals call the White Lake area, one place with two names on opposite shores. Whitehall is the south side, with Goodrich Park and the municipal marina running along the water downtown.

One fact decides a lot of purchases here. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so Duck Lake reaches the big lake as water and not as a route. White Lake does, through the channel.
