Selling a Waterfront Home in Whitehall

The listing has to answer what the water actually does, because the buyer who pays most is the one who already knows to ask.

Waterfront Here Is Four Different Things

A Whitehall address can put you on White Lake, on the channel, on the White River, or out toward Duck Lake and the Lake Michigan shore five miles west of the city.

Each of those has a buyer who wants that specific thing, and each has buyers who would rule it out. Somebody who wants open water and a route out is not the same person as somebody who wants a quiet river bank, and neither is looking for the other.

So the listing is not describing a view. It is declaring which of the four you have, and everything after that, the price, the photographs, who the marketing reaches, follows from the declaration.

Downtown Is Part of the Product and Most Listings Leave It Out

There is a value here that has nothing to do with your frontage and rarely appears in the copy.

Goodrich Park and the municipal marina run along the water downtown, and being able to walk to them is a genuine part of what somebody is buying on this side of White Lake. For a second-home buyer especially, walkable matters as much as the dock does.

A listing that treats the town as an afterthought is selling only the house. One that says what is at the end of the street is selling the reason somebody wanted this side of the lake in the first place, and that is a different number.

Tamera was the best ever! Give that woman a raise!

Blaine Rice
Five clients on what it was actually like.

I had a very specific idea of what we wanted. An unspoiled piece of lakefront land on a wooded lot. I quickly learned that finding such a property is like looking for a needle in a haystack. Tamara diligently stayed on the search for our dream property and was always on the lookout for us... When that perfect property finally came up, Tamara knew it was the one. She called us from her car urging us to come up and see it immediately.

What I Establish Before It Lists

I stand on it and settle which water you are on and what that water actually does, because the whole listing is built on that sentence.

Then the usual reading: usable frontage against the record, the bottom where somebody would swim, depth where a dock would go and whether one is permitted, and access in every season. On river frontage I look at what the current and the bank are doing, because a careful buyer will ask and a vague answer loses them.

Then The Lakeshore Demand Method puts the home in front of a paid and targeted audience before it reaches the MLS, aimed at the buyer who wants your specific water rather than at everyone who searched the town.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life, which is how I know what is at the end of your street and why it is worth saying.

Frequently Asked Questions

Is river frontage harder to sell than lake frontage here?

Not harder, different, and it goes wrong when it is marketed as though it were lake frontage. River frontage has its own buyer who wants exactly that. Sold against lake comparisons it reads as a lesser version of something else; sold on its own terms it competes with the right properties and holds its number.

My home is on Duck Lake rather than White Lake. Does that hurt?

It narrows one part of the buyer pool and leaves another untouched. Somebody set on running a boat out to Lake Michigan will rule it out, because that route is blocked under the Scenic Drive bridge. Somebody who wants quieter water will not care at all, and the job is to market to them deliberately rather than hope the first group does not notice.

Does being able to walk downtown actually change the price?

For a second-home buyer it often does, and it is one of the most under-sold things on this side of the lake. Being able to walk to the marina and the park is part of what somebody is buying. It costs nothing to say and it separates your listing from one that describes only the house.

What selling waterfront looks like in Whitehall

Four waters on one address: White Lake and the channel, the White River, Duck Lake, and Lake Michigan five miles west of the city.

Whitehall and Montague together are what locals call the White Lake area, one place with two names on opposite shores. Whitehall is the south side, with Goodrich Park and the municipal marina running along the water downtown.

One fact decides a lot of purchases here. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so Duck Lake reaches the big lake as water and not as a route. White Lake does, through the channel.
