Inland Value Is Built From Different Parts
Fremont is not a lakeshore town, and that changes what your property is made of.
There is no frontage premium to model here. What carries the value instead is land, what is standing on it, and what the township permits. Acreage, outbuildings, a pole barn, a shop, fencing, whether the ground is workable, whether animals are allowed.
Automated estimates are built mostly on subdivision sales, where houses are close to interchangeable and the lot is a rounding error. Point that at ten acres with a barn on it and the number gets soft, because the parts that matter most are the parts it has the least data about.
Fremont Lake sits by town with its own small market, and that is a different conversation again from the acreage outside it.
The Things That Move It Here
How much of the land is usable rather than how many acres are recorded. Wet ground, woods and workable field are not the same asset.
Outbuildings, and what condition they are in. A sound pole barn is worth real money to the right buyer and close to nothing to the wrong one.
What the township permits, including livestock and what can still be built. Two parcels that look identical can sit under different rules.
The well and the septic. Their age and condition both count, and so does whether the system is sized for the house as it is being sold.
Access. A long driveway is a running cost, and a road nobody plows is priced accordingly.
And frontage on Fremont Lake, where that applies, which is its own market rather than a version of the acreage one.
How I Get to the Number
I come and walk it, which on acreage is the only way to know what you actually have.
Then the comparisons, chosen on what the property is rather than on the town it sits in. On rural land that often means looking wider than Fremont to find sales that are genuinely alike, and being explicit about which comparisons are doing the work.
You get your home's value with reasoning attached, and an honest read on where it is soft. Where the market data is thin, which on acreage it often is, I say so rather than presenting a guess as arithmetic.
Selling It Once You Know
The buyer for a place like yours is frequently not local, and that shapes the whole approach.
Plenty of people arrive looking for lakefront, find out what frontage costs, and end up wanting exactly what Fremont has: real ground, a slower week, room for a garden and animals. They are out there and they are not watching the Newaygo County MLS.
The Lakeshore Demand Method puts the marketing in front of a paid and targeted audience before your home reaches the MLS, so those buyers are already waiting. Then a written report every week, and you can cancel at any time if you are not satisfied.
No obligation on a valuation. More on the town is on the Fremont area page, land is at land in Fremont, and the approach is at what your home is worth.

What home value looks like in Fremont
Inland in Newaygo County, where Gerber started in 1927 and where the same money buys land instead of frontage. My office is here.
Fremont is the one town I cover that is not on the lakeshore, and I would rather say so plainly. It has Fremont Lake by town with a public beach, a campground and a boat launch, and M120 runs across to Twin Lake and on toward Muskegon.
The trade is the point. The same budget that gets you a modest cottage on the water will generally get you a house with real acreage here, which is why people who start out searching for lakefront often end up looking at this side of the map.
Frequently Asked Questions
Why are online estimates unreliable on acreage?+
Because they are built mostly on subdivision sales, where the houses are near-interchangeable and the lot barely moves the number. Out here the land, the outbuildings and what the township permits carry much of the value, and those are the parts a model has the least data about.
Does a pole barn or outbuilding add to the value?+
To the right buyer, a sound one adds real money. To the wrong buyer it adds almost nothing and reads as something to maintain. Which is why the marketing matters as much as the number: the value is only there if the listing reaches somebody who wants it.
Is a place on Fremont Lake valued differently from acreage?+
Yes, they are separate markets. Fremont Lake frontage has its own small pool of buyers and its own comparisons, and averaging it with rural acreage sales gets both wrong. Which one you have is the first question.
