Going with Tamara as our realtor was a fantastic decision! She is honest, calm, professional, and a fantastic listener. I would most definitely recommend her to anyone!

One Town Name, Three Markets
Here is the specific reason an online estimate struggles in this town, and it is not a general complaint about algorithms.
Montague covers three different waters. White Lake and the channel on the village side. The White River, well back from the lake. And Lake Michigan itself, out west along Old Channel Trail. Those are three separate markets with three different buyer pools and three different price behaviors.
An automated model sees one word on the address. It pulls whatever else sold in Montague recently and averages it. So a Lake Michigan house gets dragged down by inland sales, and an inland house gets flattered by frontage it does not have.
That is not a rounding error. On the same street name it can be the difference between two very different conversations with your bank.
What a Model Cannot See on Your Lot
Even inside the right water, the things that move a number here are things no model has ever measured.
How much of your frontage is usable, against the figure on the tax record.
What the bottom is like where somebody would go in. Sand or muck changes what a buyer will pay and it is not in any dataset.
Whether a boat can get out. White Lake reaches Lake Michigan through the channel, and that access is worth real money to the buyer who wants it.
Which way you face and how the afternoon sits on you. Two lots a hundred feet apart can have completely different evenings.
Your road, and your road in February. A seasonal road is a real category and it is priced.
How I Value Your Home
I stand on it. That is the short version and it is most of the difference.
I look at what your property actually is, then find the sales that are genuinely comparable rather than the ones that share a postcode. On three waters that means being careful about which comparisons are honest, and saying so when a recent sale nearby tells us nothing about yours.
Then you get your home's value with the reasoning attached. Sellers here almost always open by asking what I think, and that is the right question, so you get an answer rather than three options and a shrug.
Including when the answer is lower than you hoped. A number I cannot defend in front of a buyer is not a kindness.
What Happens After the Number
Knowing what it is worth and getting it are different jobs, and the second one is where most of the money is won or lost.
The Lakeshore Demand Method. The marketing starts before your home reaches the MLS, in front of a paid and targeted audience, so there are buyers already waiting rather than buyers still to be found. On water that matters more than usual, because your buyer is often two or three hours away and deciding from a screen.
Then a written report every week. Showings, feedback and how the campaign is actually doing.
There is no obligation attached to a valuation. Plenty of people want to know where they stand for refinancing, for planning, or because a neighbor just sold. Ask, and you get your home's value either way.
More on the town is on the Montague area page, the full valuation approach is at what your home is worth, and the selling side is at selling your home.

What home value looks like in Montague
Three waters in one town: White Lake and the channel, the White River, and Lake Michigan out along Old Channel Trail.
Most people searching Montague are picturing White Lake, and White Lake is a third of it. The White River flows into it and carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.
Those are three products with three sets of questions and three different buyers, so the first useful question here is never how much. It is which of the three you are actually after.
Frequently Asked Questions
Why is my online estimate different from what you say?+
Usually because Montague covers three different waters and the model treats them as one town. It averages whatever else sold nearby, so a Lake Michigan property gets pulled down by inland sales and an inland property gets flattered by frontage it does not have. It also cannot see usable frontage, the bottom where you swim, or whether a boat can get out.
Do I have to list with you to get a valuation?+
No. Plenty of people want to know where they stand for refinancing, for planning, or because a neighbor just sold and they got curious. Ask and you get your home's value, with the reasoning, and no obligation attached to it.
Does water access change the value that much here?+
Yes, and which water changes it too. White Lake reaches Lake Michigan through the channel, so a boat there has a route out to the big lake, and that access is worth real money to the buyer who wants it. River frontage behaves differently again. None of that is in an automated estimate.
