Selling Your Twin Lake Home
The marketing starts before your home reaches the MLS, so buyers are already waiting rather than still to be found.
Buyers Here Have Learned to Distrust One Phrase
Around these lakes, some parcels run right down to the water and others reach it over a shared easement or a walking trail. Both get advertised as lake access.
They carry different rights, they are worth different money, and no photograph tells you which one you are looking at. Buyers in this market have worked that out, usually by driving to something that turned out to be a quarter mile walk.
So they discount. Every listing that says lake access gets read with suspicion, and that includes yours even when yours is the real thing.
If you have true frontage, the listing has to prove it, or it gets priced as though it might not. That is the biggest avoidable loss I see on this side of the county.
And Which Lake, Because They Are Not Interchangeable
Twin Lake is itself two lakes rather than one, and there is Middle Lake, West Lake and Big Blue Lake, the deepest inland lake in Muskegon County, with smaller ones between them.
They sit a short drive apart and a buyer treats them as different products. Depth matters to somebody who wants to run a boat. Quiet matters to somebody who does not.
A listing that names the lake and says plainly what that lake can do is answering the question the buyer was going to ask anyway. A listing that says Twin Lake and leaves the rest implied makes them guess, and a guess is never generous.

Tamera was the best ever! Give that woman a raise!
Going with Tamara as our realtor was a fantastic decision! She is honest, calm, professional, and a fantastic listener. I would most definitely recommend her to anyone!
What I Document Before It Goes Live
I walk the route to the water and I time it. Not an estimate from the driveway, the actual walk, so the listing can state it as a fact instead of a claim.
I read whether your rights are deeded, an easement, or an association membership, because those three words mean three different things to a buyer's attorney. I check usable frontage against the recorded figure. I look at the bottom, at depth where a dock would go, and at whether a dock is permitted. I check what the access looks like in winter and who keeps it clear.
Then that evidence becomes the marketing, and the marketing starts before the MLS does. The Lakeshore Demand Method puts the property in front of a paid and targeted audience ahead of launch, so buyers are already waiting rather than still to be found.
More than $4 million in closed sales over my last twelve months, up from under a million the year before. I hold the Accredited Buyer's Representative designation from the National Association of REALTORS®, which means I also know what the buyer's side is going to push on.
Then a Written Report, Every Week
You hear from me weekly in writing, whether the week went well or not. What showed, what came back, and what I want to change.
You can cancel at any time if you are not satisfied with the work.

Frequently Asked Questions
I have deeded access rather than frontage. Can that still sell well?
Yes, and often for more than owners expect, but only when the listing is specific. Deeded access with a short walk and a dock slip is a genuinely good product. It gets punished when it is described in the same vague words as a shared trail, because a cautious buyer assumes the worst version. The fix is to state the distance, the rights and the dock situation plainly.
Does it matter which lake the listing names?
It matters more here than almost anywhere I work. Big Blue Lake is the deepest inland lake in Muskegon County and that means something specific to a buyer with a boat. The others have their own appeal. Naming the lake and saying what it can do lets the right buyer recognize the property instead of scrolling past a generic description.
What if I am not certain what rights my property carries?
That is common, and it is worth settling before the listing goes live rather than during a sale. I read the documents, walk the route, and tell you what you actually have. If it turns out to be less than you thought, you want to know that while you can still plan around it.

Several connected lakes and a quiet town, where the real question is whether a parcel touches the water or reaches it over shared ground.
