Selling Your Whitehall Home

The marketing starts before your home reaches the MLS, so buyers are already waiting rather than still to be found.

The Town Name Is Not What Your Best Buyer Is Searching

A Whitehall address can mean White Lake and the channel, the White River, Duck Lake, or ground five miles west toward Lake Michigan.

Somebody typing the town name into a search is usually early in their thinking. The buyer who is ready to pay a strong number has already narrowed down, and what they are searching for is a particular water and what it will let them do.

So a listing headed with the town and nothing else competes for the least committed part of the audience. Naming the water puts the property in front of the person who was already looking for exactly it.

If You Are on White Lake, Say So and Say Why

There is one fact here that moves money, and plenty of listings leave it to the buyer to work out.

A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan. Duck Lake touches the big lake as water, not as a route. White Lake reaches it through the channel.

If your home is on White Lake, open-water access is a concrete selling point and it deserves a sentence of its own rather than an implication. If your home is on Duck Lake, the honest move is to market to the buyer who wants quiet water instead of the one who wants a route out, because that buyer exists and is not bidding against the same competition.

Either way, saying it plainly beats leaving a buyer to discover it late and wonder what else went unsaid.

What I Do Before It Reaches the MLS

I stand on the property and read it before I write a word about it.

I check usable frontage against what is recorded, the bottom where somebody would swim, depth at the dock and whether a dock is permitted, and access in every season along with who maintains it. On a Whitehall address I also establish exactly which water you are on and what that water does, because that is the sentence the listing gets built around.

Then The Lakeshore Demand Method starts. Your home goes in front of a paid and targeted audience before it reaches the MLS, so buyers are already waiting rather than still to be found. Most agents begin the day the sign goes in, and that is the gap that costs sellers here.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. I hold the Accredited Buyer's Representative designation from the National Association of REALTORS®.

Every Week, in Writing

A written report reaches you every week, good news or bad. Showings, what buyers said, and what I think the next move should be.

If you are not satisfied, you can cancel at any time.

Frequently Asked Questions

I am on Duck Lake. Does the dam hurt my sale?

It narrows one part of the buyer pool and leaves another part untouched. Somebody who wants to run a boat out to Lake Michigan will rule it out, because the dam under the Scenic Drive bridge blocks that route. Somebody who wants quieter water will not care at all. The job is to market to the second group deliberately rather than to hope the first group does not notice.

Should the listing say Whitehall or White Lake?

Both, and in that order of usefulness rather than tradition. The town name helps you get found by people still narrowing down. The water is what makes a ready buyer stop scrolling. Leaving the water out to keep the headline tidy costs you the better half of the audience.

How early does the marketing start?

Before the listing is public. Your home goes in front of a paid, targeted audience while we are still preparing, so the launch arrives to people who already know about it rather than starting cold on day one.

What selling your home looks like in Whitehall

Four waters on one address: White Lake and the channel, the White River, Duck Lake, and Lake Michigan five miles west of the city.

Whitehall and Montague together are what locals call the White Lake area, one place with two names on opposite shores. Whitehall is the south side, with Goodrich Park and the municipal marina running along the water downtown.

One fact decides a lot of purchases here. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so Duck Lake reaches the big lake as water and not as a route. White Lake does, through the channel.
