Selling Your Montague Home

The marketing starts before your home reaches the MLS, so buyers are already waiting rather than still to be found.

Three Products Share Your Town Name

Most people searching Montague are picturing White Lake, and White Lake is only a third of what the town actually contains.

The White River flows into it and carries its own frontage. A Montague address also reaches west to Lake Michigan itself, out along Old Channel Trail.

Those are three products with three sets of questions and three different buyers. They do not sell to the same person and they do not sell at the same number.

Set the Comparison Before a Buyer Sets It for You

Here is what happens when a listing does not say which of the three it is.

A buyer lines your home up against whatever else carries a Montague address, averages it, and arrives at a figure built from properties a local would never put side by side. Then their agent brings that figure to the negotiation, and you spend the rest of the sale arguing against a comparison you allowed to happen.

The alternative is to decide the comparison yourself. Name the water, say what it does, and put the property in the company it actually belongs in. That is a marketing decision made weeks before anyone writes an offer, and it is worth more than almost anything you can do afterward.

Going with Tamara as our realtor was a fantastic decision! She is honest, calm, professional, and a fantastic listener. I would most definitely recommend her to anyone!

What I Read on the Property

I go and stand on it first, because the listing has to be built out of facts rather than adjectives.

I check usable frontage against the recorded number, the bottom where somebody would swim, depth at the dock and whether a dock is permitted at all, and access in every season along with who maintains it. On river frontage I look at what the current and the bank are doing, because that is a question a careful buyer will ask and a vague answer loses the sale.

Then the marketing starts early. The Lakeshore Demand Method puts your home in front of a paid and targeted audience before it reaches the MLS, so there are buyers waiting on launch day rather than a listing hoping to be discovered.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life, which is how I know which of the three markets your home is actually in.

What the Weeks Look Like

You get a written report every week, whether the news is good or not, covering showings, feedback and what I want to adjust.

You can cancel at any time if the work is not what you wanted.

More on the three waters is on the Montague area page, the approach in full is at selling your home, and the number comes first at what your Montague home is worth.

Frequently Asked Questions

I am on the White River rather than White Lake. Is that harder to sell?

It is not harder, it is different, and it goes wrong when it is marketed as though it were lake frontage. River frontage has its own buyer who wants exactly that. Sold against lake comparisons it looks like a lesser version of something else. Sold on its own terms it competes against the right properties and holds its number.

Why does naming the water matter when the photos show it?

Photographs show water without saying what the water does. A buyer cannot tell from an image whether a boat gets out, how deep it runs at the dock, or whether that is a lake, a river or the big lake behind the trees. The words carry the part that decides the price.

Can I cancel if it is not working?

At any time. You also get a written report every week, so you are never guessing about how it is going, which is usually what makes people want out of an agreement in the first place.

Montague

What selling your home looks like in Montague

Three waters in one town: White Lake and the channel, the White River, and Lake Michigan out along Old Channel Trail.

Most people searching Montague are picturing White Lake, and White Lake is a third of it. The White River flows into it and carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.

Those are three products with three sets of questions and three different buyers, so the first useful question here is never how much. It is which of the three you are actually after.
